CONDITIONS OF HIRE for THE OLD BAKERY
We hope that you appreciate that we really do want you to have a very enjoyable holiday in our beautiful cottage. We have taken great care to try to provide an excellent standard of accommodation and presentation. Our booking conditions are there to protect the trust we have placed in you, our guests. If you have any worries or concerns regarding these please do not hesitate to contact us.
We hereby agree to let the property to you on the following terms and conditions:
Arrival/Departure Times Unless otherwise stated, weekly bookings are from Saturday to Saturday. You must ensure that you do not arrive at the property until after 3.30pm on the day of your arrival and you must depart before 10.30am on the day of departure.
Lettings run from 3.30pm on the Saturday of arrival to 10.30am on the Saturday of departure
We only let in full weeks except by special agreement. The return of the booking slip and payment cheque, and our confirmation of the booking infers you have entered into a contract making you liable for the full rental, even if you cancel due to circumstances outside your control. We strongly advise you to take out holiday insurance to cover this possibility. Key collection will be advised on receipt of final balance of rental payment.
It is a condition of letting that the property, its fittings, furnishings and equipment be left in a clean and tidy condition. You will be deemed liable for any breakages loss or damage, which should be reported. You should consequently agree to accept responsibility for the reasonable cost of repair or replacement.
Cleaning/Refuse You must leave the property in the same state of cleanliness as you found it on arrival. If you fail to do so, we will charge you for any necessary additional cleaning and rubbish removal at the rates of £10 per hour plus £10 per sack or similar of rubbish disposed of.
Description Whilst every effort is made to describe the property, we cannot be responsible for matters outside our control such as the misuse of domestic appliances or plumbing, invasion of pests or damage resulting from exceptional weather conditions.
Party Size The cottage will comfortably suit 6(-7) people and 1 cot, and this maximum number must not be exceeded. The owners reserve the right to refuse or revoke, before or during the holiday, any bookings from parties considered unsuitable for the property.
Financial Responsibility The Hirer is responsible, as per the booking form, for the deposit, which is non-returnable, and the balance of hire payments 8 weeks prior to the holiday. Therefore Holiday Cancellation Insurance is strongly advised. We reserve the right to cancel a booking if full payment has not been received by the due date, (8 weeks prior to the holiday). In case of cancellation by the Hirer within 8 weeks of the holiday (after the balance has been paid) the balance will only be returnable if the week is re-let.
Availability In the unlikely event of the property not being available through some disaster arising out of our control, the Hirer will be advised as soon as possible of the cancellation of the booking. In such circumstances a full refund of rent will be returned but the owners will not be responsible for any further claim.
Hirers responsibilities The Hirer is responsible for the property and is expected to take all reasonable care of it. Please ensure that all equipment, utensils etc are left clean and the property is left clean and tidy at the end of your holiday (by 10.30am on the final day).
Problems If a problem arises, please contact us so that the matter can be attended to as soon as possible and to ensure the minimum inconvenience to your holiday. We cannot entertain any complaints unless raised during your holiday.
Motor Car & Personal Belongings Baggage and personal belongings are at the Hirer's risk at all times. No responsibility can be accepted for loss or damage.
Damage The hirer is responsible for all damage and breakages and their costs shall be refundable. Breakages of glass and crockery etc should be refunded to the key holder.
The Owner accepts no liability for loss or damage to Tenants property or belongings, including cars and contents.
Dogs We are prepared to accept no more than one well-behaved dog for an additional fee of £12. (No furniture chewers or scratchers please). Please ensure that they remain downstairs and sleep in the kitchen, the kennel or in your car. Dogs are not permitted upstairs. You are to ensure that the dog is not allowed onto any furniture or in the bedrooms and that they are never left unattended at the property.
Cars Free car-parking for one car only is provided in the courtyard at the rear of the property. Please be considerate to others in your parking and manoeuvring.
Smoking Smoking is not permitted in the cottage.
Safety/Behaviour Your safety whilst staying in our properties is important to us. Whilst the Owner has taken every care to provide a safe environment, no liability is accepted for injury to persons staying in our properties save where this can be shown to be as a result of the negligence of the Owner. Guests are expected to behave in a circumspect manner at all times with regard to their and others safety and to abide by any house rules, especially concerning rowdy behaviour and excessive noise. Parents are primarily responsible for the safety of children and letting this house does not negate parental responsibility. The stairs which form part of the character of the cottage may be considered by some as unsuitable for children, the elderly or physically impaired. If any aspect of safety causes concern to you or any member of your party, please contact us as soon as you read these conditions and before you return the booking form. We can then explain more fully the specific area of concern and if necessary try to find suitable alternative accommodation. It will be the responsibility of the person signing the booking form to ultimately decide if the property is suitable for the members of their party. Where stair gates are supplied, these are the responsibility of the parents to check and use correctly. The Owner reserves the right to take any appropriate action, including immediate termination of the Tenancy (when no refunds will be made and the Owner will have no further liability to you) if the property, contents or its grounds are abused or misused or if the number of persons staying at the property exceeds the number stated on your booking form. Parties or gatherings including guests not staying at the property to be by arrangement with us only. Parking caravans or pitching tents is not permitted. Damage to the property as a result of the fault or abuse (wilful, negligent or otherwise) of the Tenant will be fully charged including consequential loss re future lettings.
Complaints If you have any complaints concerning the property or service received, please inform us immediately (within 24 hours) allowing the complaint to be corrected at the earliest opportunity, and in any event in writing within 28 days of the end of your stay. Regretfully, no liability can be accepted if we are not so notified. Whist we make every effort to ensure that your stay is to your utmost satisfaction, we cannot accept responsibility for noise or nuisance caused by neighbouring properties including unsociable occupants or building works where this is out of our direct control but we will make every effort to mitigate these where we can.
Force Majeure Except where otherwise expressly stated in these booking conditions, the Owner can accept no liability where the performance or prompt performance of the Owners contractual obligations is prevented or affected by or you otherwise suffer any damage or loss as a result of “Force Majeure”. In these booking conditions, “Force Majeure” means any event which the Owner could not, even with all due care, foresee or avoid. Such events may include war or threat of war, riot, civil strife, actual or threatened terrorist activity, industrial dispute, natural or nuclear disaster, adverse weather conditions, flooding, fire and all similar events outside our control.
